Behind The Shine 2/10/23

My philosophy is that building wealth is a three-pillar system.  There’s offense, there’s defense, and there’s investing.  If you can’t save money, it doesn’t matter how much money you make, you’ll never be wealthy. You’ll just lose it.  If you’re very good at saving money, but you can’t make money, you'll be grinding your entire...

Leverage is great, but it’s not great for everybody.  It’s meant for people that understand how to use it.  There are a lot of things in life that are like this.  Cars are great, but we don’t let nine-year-olds drive them.  We don’t even let 25-year-olds drive them if they don’t understand the rules of the road and haven’t...

In today’s market, we’re like a semi-truck going down a hill.  Everyone knows that you’re not supposed to use your brakes when you’re driving down a hill because your brake pads get worn out. You’re supposed to shift to a lower gear.  But if this was a real recession, we wouldn’t be going downhill. We would be going flat.  If the...

Here's my advice to most people… In general, put your focus on saving your money. Put your focus on paying off your high-interest-rate debt. Put your focus on getting your own financial house in order. Still buy properties when you find them but instead of just analyzing deals, take more time to analyze your budget. Ask yourself... Where is my...

Mortgage applications for the week ending Jan. 13, 2023, rose a whopping 27.9% from the prior week, according to data released Wednesday by the Mortgage Bankers Association (MBA). The uptick...

The “latte factor” is a well-known concept in personal finance. The argument is that you end up wasting so much on little things — like a daily coffee drink — that you cost yourself the ability to become wealthy.  Many people have bought into this and believe that stripping everything fun out of their budget is the right way to...

Home Prices Are Falling and Consumer Confidence in Housing Finally Rises

Mortgage rates are still twice what they were a year ago, but home prices have been falling since June, and that’s finally making consumers feel better about what had been an overheated, highly competitive housing market. We'll be referencing this article from CNBC. A monthly housing sentiment index from Fannie Mae showed sentiment improving from...

Behind The Shine 1/6/23

We all know the value of learning, but for some reason when we’re in a conversation with somebody else, we don’t think about learning. We think about how we need to teach them. We need to get them to see things from our point of view. If you’re a boxer and you’re trying to knock out your opponent, it doesn’t work when their hands are up and...

New Year’s Financial Resolution: Building An Emergency Savings

When it comes to financial resolutions for 2023, there’s one goal at the top of many people’s lists: building an emergency fund. We'll be referencing this article from CNBC. A recent survey from Personal Capital found that 31% of respondents want to increase their emergency savings, topping other goals like purchasing a car, with 15%; saving to...
